Design Build Advantage

Design-Build - Design-build is a method of project delivery in which one entity (911 Emergency Construction INC) forges a single contract with the owner to provide for architectural/engineering design services and construction services. During the past decade the use and interest in design-build has greatly accelerated. With design-build, the owner is able to focus on scope, project needs, and timely decision-making, rather than on coordination between the designer and builder.
ARCO Construction has developed a streamlined design-build approach that provides for the following advantages:
  • Singular total project responsibility-With both design and construction in the hands of a single entity there is only one company with accountability to the client. The design-builder is motivated to deliver a successful project by fulfilling multiple parallel objectives, including aesthetic and functional quality, budget, and schedule for timely completion.
  • Cost saving benefits to the client-Design and construction personnel, working and communicating as a team, evaluate alternative materials and methods efficiently and accurately. Value engineering and constructability are utilized continuously and more effectively when the designers and contractors work as one team during entire design process.
  • Quality-The singularized responsibility inherent in design-build serves as a motivation for quality and proper project performance. The owner's requirements and expectations are documented in performance terms and it is the design-build entity's responsibility to produce the results accordingly. The design-builder warrants to the owner that it will produce design documents that are complete and free from error, as opposed to the traditional design-bid-build where the owner warrants to the contractor that the drawings and specifications are complete and free from error.
  • Time savings-Because design and construction are overlapped, and because bidding periods and redesign are eliminated, total design and construction time can be significantly reduced. Design-build is ideal for the application of "fast track" construction techniques. With design-build, materials/equipment procurement and construction work can begin before the construction documents are fully completed. The resulting time savings translates into lower costs and earlier utilization of the completed facility.
  • Early knowledge of firm costs-Guaranteed construction costs are known far earlier than in other delivery systems. The entity responsible for design is simultaneously estimating construction costs and can accurately conceptualize the completed project. Staged contracting for design-build services affords the owner one or more "go/no-go" decision points during design. The decision to proceed with the project is made before substantial design expenditure and with firm knowledge of the final cost.
  • Improved risk management-Change orders due to "errors and omissions" are virtually eliminated because the design-builder has responsibility for developing drawings and specifications as well as constructing a fully-functioning facility.

Design Build Process


Preconstruction
The construction process consists of three distinct phases; Pre-Construction, Construction, and Post Construction. We offer you a single source of responsibility for the entire project. This allows you one person to go to for every question or issue associated with the project. The result is streamlined communication which helps us strengthen our relationships with our clients and produces a quality facility meeting their expectations.

The pre-construction phase is one of the most important parts of the construction process. Without proper planning preparation, we cannot ensure a successful project. The time spent on the front end of a project not only impacts the feasibility & success of the project, but also saves you time. The greatest opportunity for cost savings occurs during the pre-construction phase.

Construction
Once construction begins, we continue to make it easy for you to keep up with the construction process. We keep you informed on a regular basis with progress photo books, weekly project updates, and project coordination meetings as frequently as you desire. We consistently communicate proactively with your staff to avoid unnecessary interruptions due to the construction process. In addition, we emphasize safety, job site cleanliness and overall job organization.

After construction, we will provide you with a complete set of record documents for the entire project. This will allow you a quick reference for any of the components relating to maintenance or operation of the facility. We will also make a series of warranty or follow-up visits to ensure your total satisfaction.

Construction Management


To deliver a major project on time and on budget while keeping costs and administrative burdens to a minimum the 911 Emergency Construction INC construction management team provides any or all of the following services:

911 Emergency Construction INC offers CM services in various forms, depending on client preference and project needs. On an "agency" basis, we serve as the owner's representative to optimize cost, time and quality; or we will handle CM on an "at risk" basis, providing a guaranteed maximum price for the cost of construction of the project and taking on the dual role of construction manager and contractor.

Construction management is provided as part of overall project/program management which, besides CM services described above, includes procurement and coordination of engineering and design. Our procurement services include developing and approving criteria for materials and equipment, developing bidding lists, evaluating bids and making recommendations to the owner, placing orders, planning deliveries and making site inspections.

Tenant Improvement

In addition to facility/building shell construction 911 Emergency Construction INC also provides services related to the finishing of interior space.
